What affects the cost of granny-flat carpentry?
Our quote covers the carpentry package. Your builder remains responsible for the wider granny-flat project. The plans, engineering, frame material, access and build sequence determine how much work is involved.
Send the current drawings and tell us which builder is managing the project. We need a clear trade scope before we can price it.
If you are still looking for a builder or waiting on plans and approvals, it is too early for us to quote the carpentry.
For a quote, send photos or plans with the job details. Read about material deposits, labour and progress payments. For the structural package, see our steel and timber framing service.

Questions about granny-flat carpentry.
Are you the granny-flat builder?
No. We can take on the carpentry and framing inside a builder-led project. If you don't have a builder and current plans yet, it's too early for us to quote.
What plans and approvals do I need?
That depends on the property, so speak with the right building and planning people before work starts. We need current drawings, engineering and a builder managing the wider job before we can price the carpentry. We don't give planning advice.
Can you frame a granny flat for my builder?
Yes, once the drawings, engineering and scope are on the table. Tell us who is supplying the frame, who is running the site and which carpentry you want priced. We'll look at the package and tell you if it's our kind of job.
What work sits outside your scope?
The builder, approvals and other licensed trades sit outside our carpentry unless the quote says otherwise. Plumbing, electrical and engineering stay with those people. We'll tell you when something needs someone else.

“If you're looking for a trady that does what he says he's going to do then you've found one. Kyle was straight up, got in and got it done, he even cleans up. Great communicator as is needs to be when renovating an 80 year old house when unforeseen circumstances pop up. Have had Elysium run two projects and no issue calling them when another arises. Highly recommend.”
